Searching For a Property

How do i search for a property?

Click on the buying tab and either enter the property id or choose from the region or county that you would like to move to.

How do i contact the home owner?

By Selecting "Contact The Owner" on the property details page. From here you have the option of entering your name, email address, contact number and short message which will sent securely to the property owner. From here the property owner can contact you direct.

Creating an Advert

Can I write my description on my computer and then copy and paste it?

Yes, using your default word processor to copy and paste is fine as this saves time when adding your listing.

What is involved in creating my advert?

First of all we require you to register with us. This usually takes about a minute or so whereby you enter your contact email address and choose a security password. This is used in order to for you to gain access to the admin area where your property listing can then be created.

From here its a standard online submission form asking for property details such as location, region, asking price, number of bedrooms etc. After the form has been completed it will then be sent to our administration team for verification. After verification your property listing is then "live" and available in the search criteria.
You also have the option to edit any details of your property listing live online as well as having the option to add up to 8 photographs of your property.

Can I add my own website address for my property from your site?

Yes, when creating your property listing there is the option of adding your website address. This will be displayed in your advert and will be a directed to your chosen address.

Adding Photographs

How many pictures can i add?

You may add up to 8 images to your listing.

Does the photo need to be a certain size?

Not necessarily as your photos are resized online for loading purposes, but it helps you on the uploading process if they were resized to 400 pixels wide by 300 pixels in height. No one likes waiting but with broadband speeds of today uploading time is minimised.

Can I send the photos to you?

Yes, you can email the photos to us and we will do it all for you. If you do send photos please include a short message please send your photo to: imaging@sellhouses.co.uk or if you have real photographs you can send them by post to:

Advertising A Property

How long will my property be advertised on www.sellhouses.co.uk?

Your advert will be advertised on our website until you notify us to suspend it.

How much will it cost to advertise?

You can place your property on sellhouses.co.uk for free until 31st Oct 2007 and thereafter a small one of payment of £49.95 will be applied for new customers. If you place your listing on our site before the 31st Oct 2007 you will not be charged at all. Ever !

How long does it take for my advert to become available for everyone to see?

Your advert will become live either the same day of entrance or within 48 hrs depending on how busy the property submissions team are.

Can i advertise my property to swap with someone else?

Yes. The original name of this website was call swapmyhouse.com with the intention of home owners being able to swap their properties and not needing to worry about being in a chain. We changed the name as any one who was placing their property on the website had to swap, this was not the case as other home owners can advertise just to sell. We recommend you state you are looking to swap your property in your property description and state where you would like to move to.

Stamp Duty

Can i save money on stamp duty?

The rules concerning stamp duty changed from 1st December 2003 and it is no longer possible to make any savings in stamp duty by exchanging properties. Whilst this removes some of the benefits of exchanging property it is still possible to save a substantial amount of money in commissionable fees. You will also avoid being in a property chain so the prospect of a buyer somewhere in the chain who you do not even know cannot wreck your plans.

Useful Information

What if i am already using an estate agent?

No problem. The use of a private internet advertising service or private newspaper advertising does not affect the most common form of agents contract (Sole Agency).

Under a standard sole agency agreement, you would NOT have to pay commission to a sole agent if you find your own buyer privately. Using Sell Houses could save you a great deal of money and multiply your chances of selling your home quickly. It does depend on the precise terms of your agent's contract which you should check carefully. A "Sole Selling Rights" contract would allow the agent to charge you commission whoever you sell to, even if they don't introduce the buyer.

What are my rights with "Sole Agency"?

Most people don't realise that a standard Sole Agency agreement does not affect your right to sell the property privately. Your agent is entitled to commission only if they sell your property, or if a buyer is introduced by another estate agent during the period of the sole agency. If you find a buyer using private advertising such as sellhouses.co.uk, then you won't be liable to pay any agent's commission. We sellhouses.co.uk trading under Swap My House Ltd are not estate agents and are just a private advertisement company bringing potential property buyers to your needs.

Should i tell my estate agent?

We recommend you tell your estate agent as it may avoid any misunderstanding over commission at a later date. It will also make them work more aggressively towards selling your property as if they don't they don't receive their commission.

I Have A Buyer

I have a buyer, what do i do now?

When you have agreed a price with the buyer, all you need do is contact your solicitor or conveyancer, who will prepare all the necessary contracts and oversee the contract exchange and completion in the normal way.

If the buyer or yourself require extra funds for the transfer or sale to take place then a visit to your local bank or building society may be required to arrange a loan or mortgage.
